Kieran from LED Solutions fitting a large wall light in a building corridor, exit sign behind

Commercial lighting · Canberra

Your biggest lighting saving might be the hours you don’t need the lights on.

We review how the lighting is actually being used, then recommend the fittings, controls and maintenance changes that are worth doing.

Where the savings often are

LED is only half the story.

The fitting reduces how much electricity each light uses. The controls reduce how long you pay for it.

  • Feature wall lights along a building corridor, with Kieran fitting one at the far end
Occupancy Lights come on when someone is there. Sensors switch off or dim the lights in empty corridors, car parks, stairwells and amenities.
  • An empty underground car park in a Canberra strata building with every batten and downlight on
Dimming A lower level when areas are quiet. Keep spaces safe and usable at a lower level instead of paying for 100% output around the clock.
  • Car park lighting left on under the cable trays of an empty strata car park
Timing Lights off when they are not needed. Schedules and timers stop exterior and common area lighting running longer than it needs to.

The 2am test

If the common areas look almost the same at 2:00am as they do at the busiest part of the evening, there may be an unnecessary run time problem.

Not sure? Send us a few photos and we’ll tell you.

If your lights run at 100% at 2am, LED may not be your biggest saving.

Illustrative overnight lighting profile, 6pm to 6am Without controls, lighting runs at 100% from 6pm to 6am. With occupancy and dimming controls it sits at 30% and rises to 100% only when someone is present, then drops back after 30 minutes. At 2am the controlled lighting is at 30%. 100% 30% 6pm9pm12am3am6am 2:00 am

Lighting Efficiency Review

What the initial review covers.

We start with the building you have: how the lighting is used, what controls it and where it keeps failing.

  • Current lighting types and known problem areas
  • Areas with long operating hours or obvious unnecessary run time
  • Controls already in use, and where sensors, timers or dimming may help
  • Fluorescent fittings that may become harder to maintain as lamp supply changes
  • Current incentive programs that may be relevant to the project
  • A staged scope, so the highest value work can be considered first

There is no charge for a straightforward initial review. If the building needs detailed measurement, engineering, a compliance audit or a written report beyond the initial review, we will explain the scope and cost before doing that work.

Fluorescent lighting

Why fluorescent planning matters now.

From 31 December 2026, some older fluorescent tube types and larger compact fluorescent lamps can no longer be made in or imported into Australia. Most remaining linear tubes, including T8 and T5, follow from 31 December 2027.

Existing tubes can stay in service. There’s no need to remove working fittings, but it makes sense to know what your building has and to plan your switch to LED in stages, rather than waiting for failures.

For example carpark, stairwell or corridor lights.

Are old fluoro tubes still in use?

Common area lighting that follows occupancy.

Five apartment buildings, with 74 light fittings per building including emergency lighting. When an area is unoccupied, sensors switch some lights off and dim the rest to 30%. When movement is detected, the lights return to full output, then step back down after 30 minutes.

    How it works

What happens when you get in touch.

    1. Step 1: Send us the building details

Your name, the building and what you want help with. Photos, plans, an approximate light count or a recent electricity bill help, but aren’t essential.

    2. Step 2: We look at the lighting

We check the fittings, controls and operating hours, and point out where the building may be paying for light nobody is using.

    3. Step 3: You get a staged recommendation

What is worth doing first, and a written quote before any work starts. If a detailed assessment or report is needed, we explain the scope and cost first.

We respond within 1 business day.

    Questions

    Questions property managers ask first.

    Still have a question?

    Call Kieran direct on 0415 343 050
Can you assess an existing commercial lighting system?

Yes. We look at the existing fittings, how they’re controlled and how long they run. Photos, a lighting plan or a recent electricity bill help us understand the site before we visit.

What does the initial review cost?

There is no charge for a straightforward initial lighting review. If the job needs detailed measurement, design, engineering, compliance auditing or a formal written report before a quote can be prepared, we will explain that scope and cost first.

Do we have to replace every fitting?

No. Sometimes the best result is a control change, a targeted replacement or waiting until a fitting is due. We will tell you when a full replacement is not justified.

Can we get help with the cost of a commercial upgrade?

Possibly. ACT energy efficiency programs and provider offers change over time. We will check what is genuinely available for your project before we build an incentive into the recommendation or quote.

Our building still has fluorescent tubes. Do we have to replace them now?

No. Existing working fittings don’t suddenly become illegal, but replacement lamps can become harder to source over time. We can tell you what you have and help you plan the change in stages, starting where it matters most.

Can the work happen without disrupting tenants or residents?

We plan each job to minimise disruption, and for common areas, car parks and retail we regularly schedule work outside business hours or overnight. We’ll talk through access and timing with you before anything starts.

    What information should we send?

Your name, a phone number, an email address and the building are enough to start. If you have them, photos of the fittings, a lighting plan, a recent bill or a rough fitting count help us give you a more useful first assessment.

Can you work with our strata manager or facilities team?

Yes. We regularly coordinate with strata managers and facilities teams, and we can break a larger building quote into stages so a committee can approve and budget for one section at a time.
