What you get

One clear summary: Due, Attention, Plan.

Every finding goes into one of three lists, so the committee can see what needs doing now and what to budget for.

  1. DueTesting, service or maintenance that appears due or worth confirming.
  2. AttentionRepeat faults, issues or ageing equipment that deserve closer assessment.
  3. PlanLighting and electrical upgrades to budget for before they turn into urgent work.

Strata review

What is installed, what is being maintained and what may be getting missed.

We check the building and its records, then sort what we find into Due, Attention and Plan.

  1. Common area lighting

Corridors, car parks, stairwells and grounds: fittings, sensors, timers and unnecessary operating hours.

  2. Repeat faults

Lights that keep failing, and what is causing them.

  3. Emergency + exit lighting

Scheduled inspection and testing records, where they apply.

  4. Smoke alarms

Testing and replacement, checked as part of the same visit.

  5. Switchboards

Condition, labelling, ageing equipment and upgrade needs.

  6. Future upgrades

Fluorescent replacement, security lighting, EV charging and other work worth planning for.

The real risk

If nobody can tell you when the emergency lights, smoke alarms or switchboards were last checked, that’s the problem.

Canberra example · IRT Kangara Waters

Common area lighting that follows occupancy.

Five apartment buildings, with 74 light fittings per building including emergency lighting. In the controlled areas, 43% of the lights switch off when the area is unoccupied. The remaining lights dim to 30%, then return to full output when movement is detected.

Questions

What records should we send?

Any emergency lighting test logs, smoke alarm records, switchboard reports and recent maintenance invoices you already have. If records are missing, that’s useful to know too.

What does Due / Attention / Plan mean?

Due: testing, service or maintenance that appears due or worth confirming. Attention: repeat faults, issues or ageing equipment that deserve closer assessment. Plan: future upgrades to budget for before they turn into urgent work.

What does the initial review cost?

There is no charge for a straightforward initial review. If the building needs detailed measurement, a compliance audit or a formal written report, we will explain the scope and cost before doing that work.

Do you test and certify emergency and exit lighting?

Yes. We test emergency and exit lighting to the relevant Australian Standard and provide documentation your strata committee or facilities manager can keep on file.

Our car park still has fluorescent tubes. Do we need to replace them now?

No. Existing working fittings don’t suddenly become illegal, but replacement lamps can become harder to source over time. We can tell you what you have and help you plan the change in stages, starting where it matters most.

We already have a maintenance contractor. Is this still useful?

Yes. The review looks at what’s installed and what the records show, and puts it into one clear summary that’s useful whoever does the maintenance.

Do you provide ongoing maintenance, or just single jobs?

Both. We look after ongoing electrical maintenance for strata and commercial clients, and we take on single jobs too.

Can you work with our strata manager or committee?

Yes. We regularly coordinate with strata managers and facilities teams. We set out the findings so they’re easy to take to a committee, and break larger work into stages that can be approved separately.

Can work happen outside business hours?

Yes. For common areas and car parks we regularly schedule work outside business hours or overnight to minimise disruption to residents.
